Sometimes it is preferable to keep a house sale private. As an owner, you would like to sell in that case, but you would rather not have everyone see it. Private sales are the perfect solution for this.
During the private sale of a house, the house does come on the market, but it is only visible to a small group of interested parties. Obviously, there will be no 'for sale sign' in the garden. RKZ Real Estate offers private sales. We often choose this option for exclusive homes, so that the privacy of the seller is guaranteed as much as possible.
This is how it works: interested parties are first screened in advance. For viewers without sales plans, the door remains closed. During a private sale, we look very specifically for the best buyer for your home. One of the big advantages is that you do not experience crowds of viewings.
The property will not appear on housing websites such as Funda, Pararius and also not on our socials. We will forward the property to our large network of real estate investors, realtors and home seekers in the higher segment. If there is interest, the property can be viewed with a password on our own website. We call these homes Hidden Listings.

Before your property is put on housing websites, we start with the Early bird viewing. All home seekers who have responded via Instagram, Linkedin, Youtube, email and WhatsApp come here.
We're going online! The story of your home is told on all relevant housing websites and platforms, including Funda, Pararius, VBO, Jaap.nl and of course our own websites.
We plan viewings in consultation with you. The visit can be face to face or via FaceTime and is supported by a VR tour. Buyers can download the housing brochure online on your personal mini-website. And you stay informed via WhatsApp.
Now we're talking. This is what it's all about! You can view all offers in your Move account. We discuss the negotiations extensively with you and do not rest until the maximum result has been achieved.
We are an advocate of a construction-technical report since you don't want any hassle about any defects afterwards. Should an unpleasant surprise nevertheless occur, we can discuss this with the buyers.
After the purchase conditions have been agreed upon with the buyer, we record this in a deed of purchase. The buyer chooses the notary and pays the costs (good for you). We check the draft deed and after any modifications, you can sign it digitally.
When the statutory three-day withdrawal period has expired, the status of your home will be set to 'sold' or 'sold under reserve' online. To be clear, we put a sticker on the sales board: sold!
Because buyers are usually dependent on financing, an appraisal from the bank is mandatory as a moneylender. We will be present during this appraisal and send the appraiser all necessary documents for his or her valuation report.
As soon as the financing of the buyers is complete, the champagne can be popped and we celebrate! The movers can be called and the moving boxes are packed. On to a new beginning!
We visit your home for the last time. You say goodbye to the house, which is an emotional moment for some. We record the meter readings, check whether everything is working properly and digitally sign the inspection form.
The time has come! The house is transferred to the new owner. Before COVID-19 this took place at the notary, but nowadays as a seller you only have to sign an authorisation. The buyers do, however, go to the notary.
One day after delivery (unless the transfer has taken place after 3 PM) the transfer is complete! The purchase price minus the remaining mortgage sum, our brokerage fee and other costs, is now on your bank account. Congratulations on the sale of your home and see you soon!
